Terms & Conditions of Absolute Real Estate Auction on Friday, September 11, 2009, at 12 noon conducted at:
21779 North Horseshoe Bend Road, Lead Hill, AR 72644 at the home formerly occupied by Mr. & Mrs. Jack Zimmerman. Winning Bidder shall pay a ten percent (10%) down payment, by good check, & sign the Residential Real Estate Contract on auction day. The contract shall be free of all buyer contingencies. (Buyer must have financing, if financing is needed, secured prior to auction day). The down payment will be credited to buyer at closing or forfeited if the transaction does not close pursuant to the Terms of the Auction & reduced to writing in the Real Estate Contract that specifies a closing date to be ASAP after auction day but no later than OCTOBER 6, 2009. Sellers will deliver possession of the property on closing date, provide an owner's policy of title insurance, pay all property taxes up to the date of closing and pay other normal and customary sellers closing costs. The property will sell in "AS IS Condition", real & personal property, without any further obligations by sellers except for executing closing documents & turning over keys.
Note: The home is serviced by a private well.
